The Kroenke Organization has announced plans for Rams Village at Warner Center, a new 52-acre development that will serve as the permanent headquarters and training facility for the NFL’s Los Angeles Rams.
The development will sit on the near 100-acre plot of land in Warner Center that the Kroenke Organization acquired back in 2022. The 52 acres sit across all or portions of two blocks, which are surrounded by Erwin Street to the north, Canoga Avenue to the east, Oxnard Street to the south and Topanga Canyon Boulevard to the west.
The mixed-use neighbourhood has been designed by Gensler and will also feature residential, retail and office space, as well as a hotel, indoor entertainment venues, parks and other space.
The Rams did not disclose financial details of the development but the Los Angeles Times reported that the entire project could cost more than $10bn (£7.8bn/€9.2bn). The project could take a decade to complete, with work potentially beginning in 2027.
The development will be anchored by the Rams’ new permanent headquarters and training facility, which will span more than 350,000 square feet. The training facility will feature two full-sized grass fields, with the proposal also calling for an additional 150,000-square-foot indoor practice field that could seat up to 2,500 guests.
The land currently houses the Rams’ temporary practice facility, which opened in August last year and will continue to be used through the construction of the permanent headquarters.
The plans also include two indoor performance venues seating 5,000 and 2,500 people. The Rams said these venues will bring “a variety of new entertainment options” to San Fernando Valley.
Rams Village at Warner Center will include links to the surrounding areas through landscaping and design elements, including a 600,000-square-foot open-air lifestyle destination north to Topanga Village. The village will continue to operate through the development of the new neighbourhood.
More than three million square feet of the development will be dedicated to residential concepts, including high-rise, mid-rise and live-work spaces. The development also calls for nearly two million square feet of retail, office space, a hotel and the indoor performance venues.
Upon completion, Rams Village at Warner Center will provide more than four acres of publicly accessible open space, as required by the Warner Center 2035 Plan. An additional 5.5 acres of public spaces would also be provided, while sustainable features such as solar power regeneration, stormwater retention and reuse, and LEED-certified equivalency would also be incorporated.
The development is located within the Warner Center 2035 Plan area. Formal planning applications are expected to be submitted to the City of Los Angeles in the coming months.

The Rams returned to Los Angeles in 2016, initially playing at the LA Memorial Coliseum before moving to the new SoFi Stadium in 2020.
